Fire Extinguisher Types: Which Ones Your Building Needs

Most commercial buildings need ABC dry chemical extinguishers throughout, plus a 6 liter Class K unit in any commercial kitchen. Rooms full of sensitive electronics are the main exception.

That covers the large majority of offices, retail spaces, hotels, schools, warehouses, and government buildings. Everything past that is a specific hazard with a specific answer.

There is a more useful answer underneath that one, though.

Ironclad’s Field Experience

In the buildings we service, roughly nine out of ten extinguishers are standard 5 or 10 lb ABCs. They cover the hazards in those spaces just fine.

The type is rarely what is wrong. What I actually find is extinguishers sitting on the floor in a corner behind a door, set on a shelf, or hung on a nail.

Sometimes there just are not enough of them.

So use this guide two ways. Confirm the types are right, which usually takes a few minutes, then spend the rest of your walk on where the units are and how they are mounted.

The Five Fire Classes

The letters on an extinguisher tell you which kinds of fire it is rated to fight. There are five classes in the United States.

  • Class A: Ordinary solids such as wood, paper, cloth, trash, and rubber
  • Class B: Flammable liquids such as gasoline, oil, paint, grease, and tar
  • Class C: Energized electrical equipment, meaning anything plugged in
  • Class D: Flammable metals such as magnesium, titanium, potassium, and lithium
  • Class K: Cooking oils and animal or vegetable fats, the deep fryer hazard

Most buildings contain more than one class. An office with a breakroom, a storage closet, and an electrical panel already has three.

ABC Dry Chemical, the Default

This is the red unit in nearly every commercial building. It handles Class A, B, and C, which covers the ordinary combustibles, flammable liquids, and energized equipment found in most spaces.

Inside is monoammonium phosphate powder. It smothers the fire and interrupts the chemical reaction keeping it going.

Three sizes cover almost everything:

  • 5 lb: Small offices, individual rooms, supplemental coverage
  • 10 lb: The common commercial standard for hallways and shared areas
  • 20 lb: Warehouses, large open floors, and higher hazard spaces

Bigger is not automatically better. A 20 lb unit does not extend coverage to a gap on the far side of the building, and it is heavier for someone to lift down and carry to a fire.

The tradeoffs are worth knowing before you rely on one:

  • It is messy. Discharged powder goes everywhere, and the cleanup afterward is significant.
  • It is mildly corrosive. Left sitting on equipment, it can keep causing damage after the fire is out.
  • It is wrong for cooking oil. An ABC can scatter burning oil rather than put it out.

Commercial Kitchens Need Two Extinguishers

If you run a commercial cooking operation, the kitchen needs one ABC and one 6 liter wet chemical Class K unit. This is a requirement, not a preference.

NFPA 10 requires Class K protection where a Class K hazard exists, and Tennessee enforces those standards through its adopted codes.

What triggers the requirement is the cooking oil, not the sign on the door. Fryers, griddles, and ranges using vegetable or animal fats create a Class K hazard. A breakroom microwave does not.

Why an ABC Is Not Enough

Cooking oil burns much hotter than paper or wood and holds that heat after the flame is knocked down. Dry chemical powder can scatter the burning oil and does nothing to cool it, so it reignites.

The wet chemical agent works differently. It cools the oil and forms a soap-like layer across the surface that keeps vapors from catching again.

Placement and Ratings

  • Within 30 feet of the cooking equipment
  • On your way out of the kitchen, not behind the cooking line
  • In addition to the ABC, never instead of it

The Class K unit does not replace your hood suppression system. The hood protects the appliances underneath it. The extinguisher is for what the hood misses, or for what is still burning after it discharges.

We service both, so the hood and the Class K unit can be handled on the same visit.

On ratings, the big letters on the unit usually just say Class K. The UL listing in the fine print typically reads 2A:K, and a higher Class A numeral is better when you have the choice.

That part is your service provider’s job to sort out, not something a kitchen manager needs to track.

Server Rooms and Sensitive Equipment

Halotron is the right answer for a room full of equipment you cannot afford to lose. It is a clean agent that evaporates after discharge and leaves nothing behind on servers, switches, or cabling.

An ABC will work in that room. It will also coat everything in it.

Ironclad’s Field Experience

Halotron is what I recommend for a server room. A new unit runs somewhere around $750 to $1,000 depending on size, and that number catches a lot of small businesses off guard.

If you are on a budget and you are comfortable with the risk that a discharge damages the equipment, keeping the ABC in there is a legitimate choice. I will still tag it.

I just note the decision on your report so it is on record and nobody is surprised later. If you already have a Halotron, testing it runs about $300.

CO2 sits between the two. It leaves no residue either and costs less than a clean agent, but it comes with two things worth knowing.

  1. CO2 units have no pressure gauge. They are checked by weight, so a cylinder that feels light has either leaked or been partly discharged.
  2. CO2 displaces oxygen. In a small closed room that is a real hazard to the person using it, and the discharge is extremely cold, which can thermal shock the equipment you were trying to protect.

Neither CO2 nor Halotron covers Class A. If the room also holds paper, cardboard, or boxes of spares, keep an ABC nearby for that load.

Water Extinguishers Are Uncommon

Pressurized water covers Class A only. Ordinary combustibles, and nothing else.

Two rules have no exceptions. Never use water on energized electrical equipment, because water conducts. Never use it on grease or cooking oil, because it makes the fire worse.

In day to day commercial work I almost never come across a water unit. The two settings where I have actually sold them are pool chemical shops and fireworks tents.

If you inherited one and you are not running something like that, it is worth asking whether it should be an ABC instead.

Class D Is for Burning Metals

Class D covers flammable metals: magnesium, titanium, potassium, and lithium. These are shop and laboratory hazards, not office ones.

A Class D unit uses a dry powder agent, which is not the same thing as the dry chemical in an ABC. The names sound alike and the agents are not interchangeable. Putting an ABC on a burning metal can make it worse.

Most commercial properties never need one. The question comes up when a building has metal fabrication, machining, or a lab working with these materials.

I have very rarely come across a Class D unit out in the field. We do sell them when a building actually needs one.

Lithium-Ion Batteries Are a Different Problem

E-bikes, scooters, and equipment battery packs come up constantly now, and they are not a Class D hazard. Class D is for burning metal, and a lithium-ion cell is not bulk lithium metal.

The hazard is thermal runaway. A damaged or overheated cell generates its own heat and keeps reigniting, which is why a portable extinguisher can knock the flames down and still lose the fire.

Cooling is what actually stops it, and that takes far more water than any portable unit holds. For a building, the real answer is where you allow devices to charge and be stored, not which extinguisher you hang on the wall.

Walk Your Building by Area

The fastest way to check your own property is to go area by area rather than unit by unit.

If an area is not on this list, the question is the same one every time. What burns here, and is the unit closest to it rated for that?

What Is Actually Wrong in Most Buildings

Once the types check out, the type is rarely what is wrong. Mounting is, and most buildings have a current tag on a unit sitting on the floor.

The five defects that account for nearly everything, mounting height included, are in the mistakes I find most often.

A Current Tag Does Not Mean the Right Extinguisher

The most common wrong assumption we run into is this one: the last provider never said anything, the tag is current, so everything must be correct.

A tag says a technician serviced that specific unit on that date and it passed. It does not say the unit is the right type for the hazard next to it, that it is mounted correctly, or that the building has enough of them.

That gap matters most when you take over a building you did not set up. Review the plan again after any of these:

  • A new tenant or a change in how a space is used
  • A remodel, a new wall, or a door that is now kept locked
  • New cooking equipment or a rearranged cooking line
  • New chemicals, fuels, machinery, or storage racks
  • A server room or equipment room added
  • A missing unit or an empty wall bracket

Frequently Asked Questions

Can one type of extinguisher cover an entire building?

Often, yes. ABC dry chemical covers the general areas of most commercial buildings. You need a second type for a commercial kitchen, or for a room where dry chemical residue would cause serious loss.

Do I need a fire extinguisher in every room?

No. Coverage is based on travel distance and hazard, not on room count. Units usually go in hallways and shared areas rather than inside every individual room.

What is the difference between CO2 and Halotron?

Both leave no residue and both cover Class B and C only. CO2 costs less but displaces oxygen and discharges extremely cold. Halotron is safer in occupied spaces and will not thermal shock equipment, but it costs more.

My extinguisher says BC instead of ABC. Is that a problem?

Usually, yes. A BC unit does not cover ordinary combustibles like paper, wood, and cardboard, which nearly every commercial space contains. BC units belong in specific mechanical or industrial spots, not in a hallway.

Can we move an extinguisher to a different spot?

Only after checking both ends. Moving a unit can leave a gap where it used to hang, so confirm the type matches the hazard at the new location and that travel distance still works at the old one.

The Bottom Line

ABC dry chemical throughout, a 6 liter Class K in any commercial kitchen, and a clean agent where a discharge would destroy the equipment. That answers the type question for most buildings.

Then go look at how they are mounted, because that is where most buildings actually fall short.
