HUD NSPIRE Fire Extinguisher Inspections: What Fails and How Fast You Have to Fix It

By Ironclad Fire Protection · · 4 min read

A HUD NSPIRE inspection checks three things on every fire extinguisher: the gauge, the tag, and whether the unit is damaged or missing. HUD rates all three as life-threatening, and each one carries a 24-hour correction deadline.

That deadline is the whole problem. Nobody gets a full property serviced in 24 hours after the inspector leaves.

So the extinguisher work has to happen before the inspection date. This guide covers what fails, what counts as proof of service, and how much lead time to leave.

The Three Extinguisher Deficiencies NSPIRE Writes Up

HUD’s NSPIRE fire extinguisher standard applies inside the units, in common areas, and outside the building. Outside includes parking garages, breezeways, and rooftops.

DeficiencyWhat failsCorrection deadline
Pressure gaugeThe needle is outside the green zone, either over or under charged24 hours
Service tagThe tag is missing, unreadable, or more than one year old. A disposable unit more than 12 years past its manufacture date also fails.24 hours
Damaged or missingThe unit is visibly damaged in a way that affects how it works, or a bracket, sign, or cabinet shows one used to be there24 hours

Housing Choice Voucher units fail on all three as well, with the same 24-hour window.

What Counts as a Current Tag?

The tag date can be no more than one year old. A tag from last October fails an inspection this November.

The standard gives you one way out of a missing tag. If you hand the inspector the service report or invoice from your extinguisher company, they do not record the deficiency, as long as the report is less than a year old.

Keep that report where the person walking the inspector can pull it up. I send every customer a report that lists each unit by location, and this is the day it earns its keep.

Units in storage or waiting for service are not evaluated. That covers spares in a closet, not a unit left hanging in a hallway.

”Missing” Means an Empty Bracket

The inspector looks for evidence that an extinguisher used to be there: a bracket, a sign, or a marked cabinet with nothing in it. They also ask the property to show them every extinguisher.

Ironclad’s Field Experience

At apartment properties, the same three rooms come up empty over and over: pool equipment and mechanical rooms, trash and compactor rooms, and laundry rooms.

The usual failure there is not the wrong type. The unit is gone entirely.

Walk those rooms before the inspector does. An empty hook is easy to see once you are looking for it.

How Much Lead Time to Leave

Book the extinguisher service a few weeks before the inspection, not the week of it. Most of the work finishes in one visit. Some of it does not.

Standard ABC extinguishers are on my truck, so a failed one gets swapped on the spot. When a gauge reads low, I replace the unit rather than recharge it, because a recharged cylinder often leaks again.

Specialty units like CO2 or Class K are different. I red tag the failed unit, order the replacement, and come back to install it. That return trip is why the schedule needs room.

On a large property, the count matters too. Every unit on every building has to carry a current tag, and apartment complexes skip buildings more often than anyone expects.

For Sprinkler and Alarm Companies With HUD Properties

If you service the sprinklers or the fire alarm at a HUD property, the property manager will ask you about extinguishers when the inspection notice arrives.

I subcontract that work. I can inspect the extinguishers the same day your crew is on site, and I bill your company directly. See how it works for sprinkler companies and fire alarm companies.
